Lease Terms Rent: $2,650/month Utilities: Tenant pays all utilities. Maintenance: Owner pays landscaping and yard maintenance. Pet Policy: Refundable pet deposit of $500. Per OMC 5.82.050, the tenant may elect to pay this deposit in three consecutive, equal monthly installments. Late Fees: Capped at $10.00 per month. Smoking: No smoking. Insurance: Renters insurance required prior to move-in. Tenant Screening Disclosure (RCW 59.18.257 & OMC 5.82) We use Zillow's online screening service. Reports are furnished by third-party consumer reporting agencies: Experian (Credit) and CIC (Background/Eviction). Applicants have the right to a free copy of these reports and to dispute inaccuracies. Minimum Qualification Criteria: Income: Combined gross household income of 2.4x monthly rent. Applicants not meeting this ratio may provide a co-signer or proof of rent payment history. Identity: Applicants are not required to provide a Social Security Number. We accept alternative documentation to establish identity or financial eligibility. Credit: 680+ credit score preferred; overall financial history will be considered. Rental History: Positive rental history with no recent evictions or material lease violations within the past 5 years. Additional Information: Reusable Reports: We accept comprehensive reusable tenant screening reports as defined by RCW 59.18.257. Accommodations: Applicants may request a reasonable accommodation or additional time to complete the application for reasons related to a disability or language translation.
