Lease terms

Per RCW 59.18.257, Prices and availability are subject to change without notice. In compliance with legal authorities, Blue Emerald has established the following policy regarding holding fees: Only one holding fee will be accepted at a time for any given unit. A holding fee will be accepted only from a prospective tenant who has submitted a fully completed rental application and has paid the holding fee via a cashier's check or money order made payable to Blue Emerald. Acceptance of a holding fee does not guarantee tenancy. The unit will remain on the market until the application is formally approved. If the application is denied, the holding fee will be fully refunded within 14 days. If the application is approved, the holding fee will be credited toward the tenant's security deposit at move-in. If the applicant is approved but fails to take occupancy, the holding fee will be forfeited and is non-refundable. Prices and availability subject to change without notice. Fees typically required before move-in, subject to change without notice: Security deposit, inspection, first full month's rent, and administration fee. IF this property accepts pets, there is an additional deposit and rent. A Security Deposit and an Additional Deposit, each equivalent to one month's rent, are required. A Holding Fee may be collected to reserve the unit until the tenant's preferred move-in date. Upon move-in, the Holding Fee will be applied to the Security Deposit. Please note, if the tenant chooses not to move in, the Holding Fee is non-refundable. Security deposit in the amount of 1 month's rent is due upon move-in; an additional deposit can be paid in payments if requested. Total internal size and room count are from the owner's disclosure and approximate. Square footage definitions vary. Floor plan and images created by third parties and all dimensions are approximate and subject to independent verification. No smoking inside. Typically 6-12 months leases are offered. 2-5 yr leases offered for commercial use. 700+ credit score preferred. No prior evictions or outstanding money owed to previous landlords. Tenants pay all utilities and other standard tenant fees, unless otherwise stated. Non-refundable application fee per 18+-year-old applicant, including credit, housing, and background check. Applicants must have a monthly income that is 2 to 3x the rent, verified by their monthly debt-to-income ratio. Rental references and renter's insurance are required, in accordance with legal authorizes. Tenant selection will be conducted in accordance with Washington State laws, and the landlord reserves the right to make the final decision. Any funds collected prior to occupancy are considered a Holding Fee and is non-refundable if the tenant is approved but does not fulfill the agreed terms. The Holding Fee is transferred to the Security Deposit upon move-in.
