Lease terms

MINIMUM RENTAL QUALIFICATIONS Applicants must meet the following criteria to be considered for tenancy. Income -Household gross monthly income must be at least 2.5x the rent -Verifiable via pay stubs, tax returns, or official documentation Credit -Minimum credit score of 650 -Within the last 3 years, no bankruptcies, unpaid collections, judgments, or outstanding balances Rental History -Positive rental references from the past 2 years -No prior evictions or serious lease violations -Verifiable rental history required Background Check -Criminal history will be considered on a case-by-case basis -We do not automatically deny applicants based on criminal records alone. Factors considered include the nature, severity, and recency of any conviction, and whether it impacts the safety and well-being of residents or property -Arrests without convictions will not be used as a basis for denial Identification Valid government-issued photo ID required for all applicants 18+ All applicants are subject to background and credit screening.
