Will not hold rental for applicant without security deposit and signed lease. No smoking of any kind allowed anywhere on property (including outside/on porch). All utilities (internet, electricity/heat/AC, water, sewer, garbage) are flat-rate $220/mo. Tenant can choose to pay utilities directly if preferred, but average water bill is $50-100, internet $70, electricity in summer $150/winter $200+, garbage services $60. Property comes furnished with solar offsetting and electric mini-split for efficient heating and cooling. (Tenant should not need to use any gas, but if they choose to use it for additional heating, agrees to pay for any gas bill incurred.) One dog may be considered in case-by-base basis with refundable deposit of $400 and additional $50/mo rent. No cats, please.
