    One year lease. Smoking not allowed. Tenant is required to maintain upkeep of the home and its grounds. PAYMENT: Monthly rent is due on the 1st of each month. No cash payments allowed. PETS: Pets are subject to the approval of the owner. Some breeds or sizes may be denied. A separate addendum to the lease governs the owner's expectations regarding pets. Additional monthly pet fee: $75. Refundable Pet Deposit: $500. SECURITY DEPOSIT: One month's rent, payable upon lease signing. The security deposit is refunded based on the condition of the property. Any necessary repairs caused by tenants, or extra cleaning required, will be deducted. Any remaining deposit will be returned within one month of the end of the lease. (Lessees who are not related by marriage or birth must each pay the landlord directly their share of the security deposit.) UTILITIES: Tenant pays all utilities. TENANT SCREENING CRITERIA: The following standards will be used to judge your application for tenancy. You must meet the following standards to qualify to sign a rental agreement for this property. The first applicant who meets the standards will be invited to rent the property. Any incorrect information in the application will result in an automatic denial of the application. 1. Application. Each prospective tenant age 18 or older must submit a completed application along with a $35 non-refundable application fee. (Apply here on Zillow.) With your application, you give the landlord permission to conduct background and credit checks and to contact current and previous landlords. 2. Photo identification is required for each applicant age 18 or older. 3. Employment history should show that the applicant has been employed with their current employer for at least 6 months. All employment history will be verified by contacting the employer. 4. Income requirements. The combined income of all persons living in the rental must be at least three times the monthly rent. The income of any individual co-occupying the rental with other lessees must be at least two times the monthly rent. The income of any married couple co-occupying the rental with other lessees must be at least two times the monthly rent. Income must be verified by means of current pay stubs or similar documentation. Please submit this when you submit your application. 5. Rental history. Applicants must provide the name and contact information for their previous two landlords, or all landlords in the last five years. Applicants will not be approved if they have had any evictions, defaults in lease agreements, late rental payments, or if they owe any money to any other landlord. 6. Credit history. Your credit must reflect that all accounts are current and that you have a history of consistently meeting financial obligations. A credit score of 660 is the minimum required, although this does not guarantee approval, as other factors will be taken into account. 7. Criminal history. Your application will be rejected if you have been convicted in the last 5 years of any crime against a person or property that would present a threat to the owners or neighbors, or the rental property. 8. Maximum occupancy. A maximum of two persons per bedroom is permitted. 9. Applicant responsibility. Each applicant who is approved for occupancy and signs a lease must understand that he or she will be held fully responsible for the lease. Applicants will be considered in the order in which a complete application, with fee, is received. However, if after a good faith effort on our part, relevant information cannot be acquired in a timely manner (such as, if a former landlord does not return calls), another applicant may move to the top of the list. As soon as your application is approved, you will be notified as soon as possible. You will then have 48 hours from the notification of your approval to sign a lease agreement and pay the full security deposit. If you do not, your application will still be considered open, but other applicants may be considered and given the opportunity to sign a lease.
