Lease terms

-Lease term is 12 months unless otherwise agreed in writing. -Rent is due on the 1st of each month. -Security deposit and first month's rent must be paid before move-in. -Tenant is responsible for maintaining active utility service in their name for all utilities specified in the lease. -Tenant must maintain renter's insurance with a minimum of $100,000 in personal liability coverage throughout the lease term. -No smoking or vaping is permitted inside the home or any enclosed area. -Pets are not permitted without prior written approval from the landlord. Approved pets (15lbs and under) are subject to applicable fees and lease addenda. -Occupancy is limited to approved tenants listed on the lease. Guests staying more than 14 consecutive days or more than 30 days in any 12-month period require written approval. -No subletting, assignment, or short-term rentals (including Airbnb or similar platforms) without the landlord's written consent. -Tenant must promptly report maintenance issues, water leaks, plumbing problems, or safety hazards. -Tenant shall replace HVAC filters every 90 days or as recommended by the manufacturer. -Toilets and drains may not be used to dispose of wipes, paper towels, grease, or other non-flushable items. -Lawn care, snow removal, and trash collection are tenant responsibilities. -Vehicles must be properly licensed and operable. No vehicle repairs or storage of inoperable vehicles on the property. -No alterations, painting, satellite dish installation, or additional locks may be made without prior written permission. -Tenant agrees to comply with all applicable city ordinances, HOA rules (if applicable), and noise regulations. -Upon move-out, the property must be returned in clean condition, with all keys returned and subject to normal wear and tear.
