Maintenance expectations - Tenant responsible for minor maintenance under $50 - Tenet is responsible for cost of repairing damage to hardwood floors from prolonged exposure to excess water. End of Tenancy - 20 day minimum move-out notice requirement. - Tenant shall return the premises in the same condition as received at move-in, normal wear and tear excepted. This includes all walls, floors, fixtures, appliances, and built-ins. Any damage beyond normal wear and tear will be deducted from the security deposit with itemized documentation provided to Tenant within 21 days of move-out. - Normal wear and tear includes minor scuffs on walls, light carpet wear in traffic areas, and small nail holes from picture hanging. It does not include stains, burns, gouges, broken fixtures, pet damage, or excessive dirt. - Tenant shall return the premises in a professionally cleaned condition, including but not limited to: all appliances (interior and exterior), bathrooms, kitchen surfaces, windows, and floors. Tenant shall provide a receipt from a licensed cleaning service upon move-out, or Landlord reserves the right to arrange professional cleaning and deduct the cost from the security deposit. - A move-in condition checklist signed by both parties at lease commencement shall serve as the baseline reference for move-out condition assessment.
