Lease terms

The tenant is responsible for the Gas and Electricity bills. The landlord pays for water and gardening. No parking is permitted in common areas. No Smoking (of any kind) is allowed. Applicant Requirements: 1- All applicants (18 years or older) applying must have: A favorable credit history with a minimum credit score of 680, unless covered by SB 267. (negotiable) 2- Applicant must not have any criminal or civil misconduct convictions for crimes considered harmful to people or property (Unless exempted by local law). 3- No prior unlawful detainers, evictions, or collection records for non-payment of rent. 4- A verifiable household income source that is at least 3 times the monthly rent. 5- Photo ID: All applicants must provide photo identification and a Social Security card. Acceptable photo identifications include, but are not limited to: a state-issued identification card or driver's license. 6. Proof of Income: Three recent pay stubs, proof of child and/or spousal support payments, proof of social security income, disability, or other government income, proof of retirement or trust fund account, etc. Three months of both savings and checking account bank statements. Before Moving in: 3. Proof of Renter's Insurance.
