Lease terms

**RENTAL CRITERIA Duration: The lease will be valid for a period of one year, starting from the agreed-upon start date and ending one year later. Income Requirement: Prospective renters must demonstrate a gross monthly income of at least 2.5 times the monthly rent amount. Income verification may include pay stubs, tax returns, or other relevant documentation. Credit Score: A minimum credit score of 640 is required for all applicants. Credit history will be evaluated to ensure responsible financial management. Accounts in Collections: Applicants must not have any active accounts in collections on their credit report. Occupant Screening: All occupants aged 18 years and older are subject to background checks, employment verification, and credit history checks. Security Deposit and Rent Payment: Upon signing the lease agreement, tenants are required to provide a security deposit equivalent to one month's rent and pay the first month's rent in advance. Utilities, Lawn, and Snow Removal: Tenants are responsible for all utilities including electricity, gas, internet, and cable. Additionally, tenants are responsible for lawn maintenance and snow removal. Landlord Responsibilities: The landlord will cover the costs of garbage removal and water services. Pet Policy: The landlord generally prefer no pets, but we're willing to consider them on a case-by-case basis. If your pet is considered, a fee will be charged. Smoking Policy: Smoking and vaping are prohibited on or around the premises. Renters Insurance: Tenants are required to obtain renters insurance for the duration of the lease term. Prospective renters who meet the above criteria are invited to submit a rental application for consideration. Please note that meeting the minimum requirements does not guarantee approval, as other factors may also be taken into account during the application review process.
