Lease terms

The Owner will present an annual lease which will include the following provisions: Utilities: Due to annual lease, the tenant will open own accounts for electricity, internet and water services and utilities Property maintenance: Renter will be responsible for costs of repairs of less that $ 200.00 It is the Tenants responsibility to maintain the property in a clean and sanitary manner, including landscape and parking area and use their best efforts not to damage or abuse the property furniture and fixtures. In the event of damages to property and or furniture, fixtures or equipment that is caused by the abuse or neglect by tenant or their guests or their pets, the cost of repairs, cleaning of property and or replacement furniture and fixtures will be paid or assumed by the tenant. Tenants Pets: Special cleaning and cost of repairs for damages caused to property or furniture and equipment by pets will be at the expense of tenant. Tenant Tenant will be provided a listing of the schedules for Garbage, Recycling and Palm Froms and Plant Debris services and instructions of requirement for bins to be returned to rear or side of home after being serviced by City Garbage. If trash bins are left in front of home for more than 8 hours, the City of Key Colony Beach imposes a Fee of $50.00 to be paid by Tenant. Any late payment charges for the payment of any utility bill/expense will be at the expense of the tenants. Rental application is required and fee of $75, Parking is available at no charge for two vehicles. An additional rental fee of $50 per month will apply for additional vehicles. In the event that a tenant or anyone authorirezed by Tenat parks a boat or trailer at the property, the Tenant will be responsible and subject to all rules and regulations imposed by the City, including any fines or fees that may be assessed for failure of compliance with the Rules and Regulations of the City of Key Colony as applicable tenants of the property,

The City of Key Colony Beach provides free access to public beach with covered sitting area and ample parking that is a short drive. Tenants have option to incur costs for membership for access to beach, pools and chairs at beautiful beaches within short distance of home at the expense of the Tenants. We also have the Marathon Hospital, schools, marinas and boat ramps, scuba and boat tours and a wide variety of fishing charters, scenic boat tours and rentals and both Publix and Winn Dixie, Home Depot, Ace Hardware and varied selection of restaurants and shops of all sorts. Monthly rent $3,000.00 , upon the initation and renewals, the Lease will require First and Last months Rent and Security Deposit of $3,000.
