Lease terms

Rental Term: Unfurnished Rental Lease options: August 1, 2026 - June 30, 2027 Month-to-month extension available after the initial lease period upon approval. Renewal options will be discussed 90 days before the lease end date. Occupancy Limits: Maximum occupancy: 6 residents. Overnight guests staying longer than 14 consecutive days require prior approval. Subletting Policy: No subletting or short-term rentals (e.g., Airbnb, Vrbo, etc.) without prior written consent from the landlord. Utilities: Tenant responsible for all utilities, including: Electricity (solar panels help offset costs) Gas Water & sewer Trash & recycling Internet & cable (if desired) Security System Monthly Fees Landscaping & yard maintenance: Tenant is responsible, but those interested in gardening are encouraged to maintain and personalize the outdoor space. Pet Policy: Pets allowed. Breed restrictions may apply (no aggressive breeds per insurance policy). Pets must be spayed/neutered and up to date on vaccinations. Pet deposit: $250 (non-refundable). Pet-friendly features: Fenced backyard and durable hardwood flooring on the main level. Renters Insurance Requirement: All tenants must carry renters insurance. If tenants have pets, the policy must include coverage for pet-related incidents (e.g., dog bites). Smoking & Drug Policy: No smoking of any kind, or vaping inside the home, garage, or basement. Smoking is permitted outside only, and tenants are responsible for proper disposal. No illegal drugs or substances are permitted on the property.
