Lease terms

Lease Terms: Offered at $3,450 per month with a 12-month lease and immediate availability. A security deposit equal to one month's rent is required. First month's rent, last month's rent, and security deposit are due at lease signing. Up to 2 pets may be considered on a case-by-case basis; cats and small dogs only, with $200/month pet rent. This is a non-smoking property. Tenant is responsible for utilities. Landlord provides lawn care and HOA dues. Application & Screening: Each applicant age 18 and older must complete a separate application. Household income should generally be at least 3x the monthly rent. Credit will be reviewed as a whole, including payment history, debt obligations, collections, and housing-related delinquencies. Positive, verifiable rental history is preferred, including prior landlord contact information, and a recommendation letter from a previous landlord is requested. Applicants with prior eviction judgments, unpaid landlord balances, or materially incomplete or inaccurate applications may not qualify. Approved tenants must also comply with all applicable HOA rules and leasing requirements.
