      Renter is responsible for maintaining refrigerator, washer and dryer. We will provide first units. Renter is responsible for internet (house is cat5with wired backbone and fiber ready), PGE and water bill (if outside HoA, currently covered by HOA - so no water bill) No smoking , no large pets. 2 parking spots in attatched garage. Common parking is limited by HoA rules for guests upto 100hours a month. Renters maintain the house and returns in original condition including pin holes fixed and painted , drywalls fixed, carpets professionally cleaned at departure. Lease duration is 12 months and deposit amount is 1 month rent.
