Lease terms

Lease shall be for 12 months unless otherwise agreed to in writing. Renewal is not automatic and is subject to landlord approval. - Rent - Monthly rent is due on the 1st day of each month. - Rent must be paid using the approved payment method. - Partial payments do not waive the landlord's rights unless accepted in writing. - Late Payments - Rent not received by the date stated in the lease will be considered late. - Late fees will be assessed in accordance with Texas law and as stated in the lease. - Repeated late payments may be grounds for non-renewal. - Security Deposit - A security deposit equal to one month's rent is required before move-in. - The deposit may be used for unpaid rent, excessive cleaning, damages beyond normal wear and tear, missing items, or other lease violations. - The remaining deposit will be returned as required by Texas law after move-out. - Utilities - Tenant is responsible for all utilities unless otherwise specified in writing. - Utility accounts must remain active throughout the lease. - Occupancy - Only individuals listed on the lease may reside at the property. - Guests staying beyond the allowed period must receive written approval from the landlord. - Pets - No pets are permitted unless approved in writing by the landlord. - Approved pets may require a non-refundable pet fee and/or additional monthly pet rent. - Tenant is responsible for all pet-related damages. - Smoking - Smoking or vaping is prohibited inside the home. - Tenant is responsible for cleaning or repair costs resulting from smoke damage. - Property Maintenance - Tenant agrees to keep the property clean and sanitary. - Tenant shall promptly report maintenance issues or water leaks. - Tenant is responsible for replacing light bulbs, smoke detector batteries (if applicable), and keeping drains free of misuse. - Lawn and Yard Care - Tenant shall keep the yard free of trash and debris. - If tenant is responsible for mowing and yard maintenance, it must be performed regularly. - Repairs - Tenant shall not make repairs or alterations without prior written approval. - Unauthorized repairs may not be reimbursed. - Parking - Parking is permitted only in designated areas. - No abandoned, inoperable, or unregistered vehicles may be stored on the property. - Security Cameras - Exterior security cameras are installed for security purposes only. - Cameras monitor exterior areas and do not record inside the residence. - Renter's Insurance - Tenant shall maintain renter's insurance throughout the lease and provide proof upon request. - Landlord is not responsible for loss or damage to tenant's personal belongings. - Landlord Entry - Landlord may enter the property with reasonable notice for inspections, repairs, or showings, except during emergencies. - Lease Renewal - Renewal is at the landlord's discretion. - Any rent increase or lease changes will be provided before renewal. - Early Termination - Tenant remains responsible for rent until the lease ends unless otherwise agreed in writing. - Early termination fees may apply. - Move-Out Requirements - Property must be returned clean and free of trash. - All keys, garage remotes, and access devices must be returned. - Tenant is responsible for damages beyond normal wear and tear. - Lease Violations - Failure to pay rent, unauthorized occupants or pets, property damage, illegal activity, or repeated violations may result in termination of the lease as permitted by Texas law.
