Lease terms

The monthly rent includes payment of the condominium administration fees. The tenant will be responsible for paying all utilities and personal services, including water, electricity, internet, and any other services contracted during the lease period. The landlord will be responsible for the direct payment of the condominium administration fee. Pets: Dogs are allowed under the tenant's strict supervision. The dog must be kept with a harness or leash when leaving the property. The pet's needs must only be taken care of in designated pet areas outside the condominium or within the tenant's private property. Pets may not be left unattended in common areas or anywhere within the condominium facilities. Smoking Policy: Smoking is not permitted inside the apartment or in any common areas or condominium facilities. Anyone who wishes to smoke must do so only in the designated parking area and must follow all parking and condominium regulations. Parking: The property includes one assigned parking space. Any additional vehicles must remain outside the condominium facilities, in authorized areas outside the entrance gates, while respecting all established parking regulations. Applicant Requirements: All applicants must provide proof of income sources and demonstrate their financial ability to fulfill the lease agreement. In addition, applicants must submit: * A criminal background certificate issued by the Puerto Rico Police Department or by the corresponding authority from the state or country of origin. * Information regarding previous residences and rental references, when applicable.
