Lease terms

1. Application Process: All prospective tenants are required to complete an application through Zillow, which includes a credit and background check. The application must be submitted and approved before the lease agreement can be offered. 2. Lease Agreement: Upon approval of the application, a lease agreement will be provided for review. The applicant is required to thoroughly read the lease terms before signing. 3. Security Deposit: A refundable security deposit equal to one month's rent is due upon signing the lease. 4. First Month's Rent: The first month's rent is due on the move-in date. Payment must be made in full before the tenant takes possession of the property. 5. Last Month's Rent: Based on the results of the credit and background check, we may require an additional deposit for the last month's rent. This amount will be due at the time of lease signing, and will be credited toward the final month of the lease. 6. Pet Deposit: A refundable pet deposit of $450 per pet is required for tenants with pets. This deposit is refundable at the end of the lease term, subject to the condition of the property. If there is more than one pet, the pet deposit is negotiable and may be adjusted based on the number and type of pets.
