## LEASE TERM & TERMINATION This Agreement shall be a fixed-period arrangement beginning on the commencement date specified in this lease and ending exactly one year thereafter. An extension may be granted; however, the tenants are required to move out at the end of the lease term if a new Lease Agreement is not authorized. Hereinafter known as "Lease Term". If the Tenants decide to move out or break the lease early, there will be a termination charge equal to one month's rent if a written advance notice of 90 days is provided. In case a 90 days' notice is not provided, the Tenants are responsible to pay 3 months' rent to the Landlord as termination charges. ## TENANT RESPONSIBILITIES & REQUIREMENTS * Renter's Insurance: Tenants must maintain a renter's insurance policy for the entire tenure with a minimum liability coverage as specified by the landlord. * Utilities & Maintenance: Tenant is responsible for all utility account setups, billing, interior cleaning, lightbulb replacements, and regular furnace filter changes. * Seasonal Care: Tenant handles regular lawn mowing, basic yard care, weeding, and prompt snow/ice removal from all exterior stairs, walkways, and the driveway. * Property Safety: The use or storage of kerosene, standalone gas stoves, or space heaters is strictly prohibited inside or around the premises. Plants, shrubs, and trees may not be cut, trimmed, or removed without explicit landlord permission. ## ADDITIONAL RECOMMENDED TERMS & RULES * Smoking Policy: This is a strictly 100% smoke-free and vape-free property. Smoking or vaping of any substance (including tobacco and cannabis) is completely prohibited anywhere inside the home, garage, or within the exterior boundary lines of the property by tenants, occupants, or guests. * Late Fees & Payments: Rent is due in full on the first (1st) day of each calendar month. A specified late fee will apply automatically if rent is not received by the landlord's designated grace period deadline. * Right of Entry & Inspection: The landlord or property manager reserves the right to enter the premises during reasonable daylight hours to perform routine safety inspections or property maintenance, provided a minimum of 24 hours advance written notice is delivered to the tenant (except in cases of immediate emergency). * Maintenance Reporting: Tenants are required to promptly notify the landlord or property manager of any leaks, plumbing issues, electrical faults, or structural defects. Failure to report a known maintenance issue that results in secondary damage to the property will be financial liability of the tenant. * Guests & Occupancy Limits: Only individuals explicitly named as tenants or occupants on this agreement may reside in the home. Guests staying longer than 14 consecutive days or 30 days total in a calendar year require written authorization from the landlord. * Subletting Prohibited: Subletting, short-term rentals (such as Airbnb), or assigning any portion of this lease to another party without prior written consent from the landlord is strictly prohibited.
