Lease terms

Lease Term: 12 months preferred Utilities: Tenant is responsible for all utilities, including electricity, water, sewer, trash, gas (if applicable), internet, cable, and any other utility services. Lawn Care: Tenant is responsible for mowing, edging, watering, and general lawn maintenance. Maintenance: Tenant agrees to promptly report maintenance issues. Tenant is responsible for replacing HVAC filters as recommended and maintaining basic cleanliness of the property. Late Fees: Rent is due on the 1st of each month. A late fee will apply if not received by the agreed grace period (for example, after the 3rd or 5th day of the month, depending on your lease). Application: Background, credit, rental history, and income verification required for all applicants over 18 years old. A couple of things I'd add that many first-time landlords forget: No subleasing or Airbnb/short-term rentals. No business operations that create excessive traffic or violate HOA rules. Tenant must comply with all HOA rules and regulations.
