Lease terms

Lease duration: home is available for 6-month to 12-month lease terms. Leases are non-cancellable once signed. Renewal is available at the end of the term, pending availability and landlord approval. Utilities & service fees: monthly rent includes all utilities (electric, water, gas, trash/recycling, sewer, high-speed internet). There is a $600 monthly utility cap; any amount above $500 is the tenant's reponsibility and will be billed based on monthly utility statements. Additional property management services are included in the monthly rent, including hot tub maintenance (twice weekly), landscapaing (as scheduled by landlord), and solar panel fees Furnishings & home care: home is fully furnished. All tenants are expected to maintain the home and furnishings with care throughout the lease. Landlord will cover cleaning fees upon move-out; all routine cleaning during lease term is the tenant's responsibility. Smoking policy: no smoking inside the home Parking: covered carport parking is included Subletting & short-term rental policy: subletting this property is not permitted. Listing or renting the home on any short-term rental platform is strictly prohibited
