Lease terms

We offer an easy application process for a minimum 12-month lease. Please email the Listing Agent to apply. Every person age 18 or older who will reside in the unit must complete an application. The application fee is $49 per person and includes credit, eviction and background reports, along with identity and employment verification. Each applicant will need to remit a valid government-issued photo ID and their two most recent consecutive pay statements to avoid processing delays. Previously prepared screening reports cannot be accepted. Applicants must have a minimum credit score of 700, combined gross monthly income equal to at least three times the monthly rent, no prior evictions and no criminal convictions within the past three years. Once the application is approved, a security deposit is required to reserve the unit. Before moving in, tenants must provide any applicable prorated rent, the first full month's rent, proof of renters insurance and their electric and gas account numbers. The initial rent and security deposit must be paid by certified funds or Zelle. This is a pet-free, smoke-free unit and building. This property is professionally managed by Urban Aire Realty.
