Lease terms

Minimum lease Duration: 12-month standard lease. Application Requirements: All adult applicants must pass a background and credit check. A minimum credit score of 650 is required (no prior evictions or accounts in collections). Proof of combined gross monthly income equal to at least 2.0x the monthly rent is required. Guarantors are accepted. Pet Policy: Dogs are allowed pending owner approval and a brief "pet interview." In compliance with Colorado law, a refundable pet deposit of $300 is required, along with a $50/month pet rent. Sorry, no cats. Utilities: The tenant is responsible for setting up and paying all utilities directly (Gas, Electric, Water/Sewer, Trash/Recycling, and Internet/TV). Accounts must be transferred into the tenant's name prior to move-in. Landscaping & Snow Removal: The tenant is responsible for standard yard upkeep (mowing, watering, weed removal) and clearing snow/ice from all walkways during winter. Additionally, tenant is required to retain a professional, owner-approved lawn care service at their own expense to maintain the flower beds around the premises. General Maintenance: The tenant is responsible for basic home upkeep, such as replacing furnace filters, light bulbs, and smoke detector batteries. Smoking Policy: Strictly no smoking or vaping of any kind (tobacco or marijuana) inside the home or anywhere on the outdoor premises. Parking: Dedicated off-street parking is provided in the concrete driveway.
