Lease terms

Term: Twelve (12) month lease beginning July 14, 2026. Lease may be renewed upon mutual agreement. Rent: Monthly rent due on the 1st day of each month. First month's rent and security deposit due before occupancy. Last month's rent may be required. Utilities: Landlord provides water and sewer service. Tenant is responsible for heat, hot water, electricity, internet, cable, and any other utility services not specifically provided by the landlord. Occupancy: Apartment is limited to approved occupants listed on the lease. Subletting or assignment is prohibited without written landlord approval. Smoking: No smoking or vaping is permitted inside the apartment, common areas, porches, decks, or elsewhere on the property. Pets: Pets may be permitted only with prior written approval from the landlord. Additional pet rules and restrictions may apply. Tenant is responsible for all pet-related damage and waste removal. Property Maintenance: Tenant shall maintain the apartment in a clean and sanitary condition. Tenant shall promptly notify the landlord of maintenance issues or damage. Tenant shall not make alterations, install fixtures, paint, or perform repairs without written permission. Outdoor Areas: Tenant may use the private rear deck and shared outdoor areas safely and respectfully. Common areas must be kept free of personal property and debris. Snow Removal and Landscaping: Tenants of both units share responsibility for routine snow removal and basic landscaping maintenance, including keeping walkways reasonably clear and maintaining outdoor areas. Parking: Parking privileges, if provided, will be identified in the lease agreement and may be subject to rules established by the landlord. Compliance: Tenant agrees to comply with all federal, state, and local laws, as well as reasonable property rules established by the landlord. Application Requirements: Rental application required. Income verification required. Credit and background screening will be conducted. References may be required.
