Tenant is responsible for monthly rent on an annual lease agreement of 2400$ per month. Utilities are not included. Monthly water bill is split with the second home on the property. Garbage pick-up is required. the home comes with two parking spaces, and there are two parking spaces for the second home on the property. If there is a pet, tenant is expected to clean up after it regularly. The property yard maintenance will be split between the tenant and the landlord. Landlord can come monthly, but tenant must agree to help maintain mowing and weed eating.

This humble and cozy home has had only two tenants since 2003, and would be perfect for a small family looking to rent close to Arcata. The home itself is a humble place built in the seventies on a property that has a park-like quality with mature shrubs and trees. There are several fruit trees and oak trees in the yard, and an area that has been designated as a garden. The home has two original bedrooms, and then there are two rooms that could be used as bedrooms or as an office. One of the newer rooms was added as a sunroom/living room, but was used for many years as a bedroom due to the lush feel of being "in the garden". There are several skylights that add to the feel of light throughout the home. The bathroom and kitchen have tile work, and one bedroom has American Clay walls, which give the home a cared-for feel. There is a wood stove in the living room, as well as a gas wall heater, and even in January the sun warms the living space. The original two bedrooms have large closets with real wooden doors, and the optional bedrooms have smaller closets with louvered wooden doors. The neighborhood is close to Rogers Market for milk or beer, and the Hammond Trail is the next street over. The home is close to the highway and Arcata and makes an excellent commuter home. The immediate neighbors and many on the street have lived on Vine Avenue for many years, and the neighborhood is a quiet one. The water bill must be split with the tenant of the small home on the property. The home comes with a refrigerator, and has washer and dryer hook ups.
