Lease Term & Duration The standard rental rate is based on a fixed-term 12-month lease. At the Landlord's discretion, alternative lease durations (shorter or longer) may be negotiated; however, such adjustments may result in a modified monthly rental rate to account for market fluctuations or administrative costs. All-Inclusive Utilities For the convenience of the Tenant, the monthly rent is all-inclusive. This includes the cost of the following services: -Electricity & Natural Gas -Water & Sewer -Trash Collection Property Type & Legal Status: This rental is a private, attached in-law suite with its own dedicated entrance. This unit is part of a single-family, owner-occupied residence. Per California Civil Code Sections 1947.12(d)(5) and 1946.2(e)(8), this property is exempt from the rent limits and 'just cause' eviction requirements of the California Tenant Protection Act (AB 1482). Premises & Utilities: The tenant shall have exclusive use of the suite, including the kitchen, bedroom, and walk-in closet. Heating and cooling are provided via a dedicated portable unit and a ceiling fan. Due to the shared nature of the structure, quiet hours are observed from 10:00 PM to 7:00 AM to ensure the comfort of all residents. No smoking or unauthorized pets are permitted on the premises.
