Lease terms

This property is expected to be available for move-in beginning the first week of September. Interested applicants are encouraged to complete the application and screening process in advance to secure the property. Exact move-in date will be confirmed upon lease approval and execution. A 12-month lease is preferred and considered the standard lease term. A 6-month lease option may also be available, subject to landlord approval and applicable lease terms and conditions. Tenants are responsible for establishing and maintaining all required utility services for the property, including all associated charges and fees. All applicable utilities must be transferred into the tenant's name within forty-eight (48) hours of signing the lease agreement. Tenants are responsible for ensuring that utility services remain active and in good standing throughout the entire lease term. Failure to establish or maintain required utility services may constitute a violation of the lease agreement. Tenants will have access to community amenities provided through the Homeowners Association (HOA), including the community swimming pool and pond areas, subject to all HOA rules, regulations, operating hours, seasonal availability, and access requirements. Tenants are expected to use all amenities responsibly and respectfully and must comply with posted rules and community guidelines. Any misuse of HOA amenities, violations, damages, fines, or fees resulting from the tenant or the tenant's guests will be the tenant's responsibility. Access to amenities is subject to availability and may be modified, restricted, or temporarily closed by the HOA or community management. Tenants are responsible for obtaining and maintaining an active renter's insurance policy for the duration of the lease term. Proof of renter's insurance must be provided to the landlord or property management within forty-eight (48) hours of signing the lease agreement. The policy must remain active and in good standing throughout the tenancy. Failure to obtain, maintain, or provide proof of the required renter's insurance may constitute a violation of the lease agreement. Tenants are responsible for the routine care and maintenance of the lawn and exterior yard areas throughout the lease term. This includes regular mowing, trimming, edging, weed control, removal of leaves and debris, and maintaining the lawn in a clean and orderly condition. Tenants are expected to prevent the lawn from becoming excessively overgrown or neglected and must comply with any applicable HOA or community landscaping requirements. Any fines, fees, or charges resulting from the tenant's failure to properly maintain the lawn will be the tenant's responsibility. Smoking is strictly prohibited inside the rental property. Tenants and their guests are expected to comply with the property's no-smoking policy throughout the duration of the tenancy. Trash collection services for the property are provided and paid for by the property owner. Tenants are responsible for properly disposing of household waste, following designated collection schedules, and complying with all applicable trash, recycling, and HOA/community guidelines. Any additional charges or fines resulting from improper disposal or tenant violations will be the tenant's responsibility.
