1-2 year lease with option of renewal. Tenants should specify their renewal intentions with 30-to-60 days notice. Rent is due on the first of each month. The tenant(s) shall have five (5) days of grace to pay any late fee under the agreement. After this grace period, a default interest rate of five percent (5%) shall apply to the amount due and owing under the agreement, which shall be payable upon demand. Required tenant upkeep of lawn (has sprinkler system) and mowing of the grass, removal of leaves, snow removal, etc. Landlord can organize a service to complete tasks but with a separate service agreement and fee (in addition to the baseline rent). The tenant shall keep all the areas around the property address in a clean, habitable condition (Normal wear and tear excepted). Carpets will be cleaned prior to move-in. Tenant to clean and shampoo carpets upon completion of the lease. If not cleaned, cleaning fees will be deducted from the rental deposit. No smoking but pet-friendly (small dogs due to hardwood floors). The entire home was just painted. Any painting of the premises is not be performed by the tenant without written consent. No subletting of the premises without written consent. In case any provision in this lease shall be invalid, the validity of the remaining terms and conditions shall not be impaired in any way. The lease agreement may be terminated by the landlord prior to its Maturity Date if any of the above mentioned terms are not abided by. If the lease is terminated by the landlord: The tenant needs to be up-to-date with full rent payments. If a breakage of the lease is requested by the tenant: The tenant needs to give the landlord a written 60 day notice about the intention of breakage.
