*Pet policy: No pets. *Employment and Income: Employment must be verifiable; Self-employed applicants may provide two years of tax returns or CPA-prepared financial statement; Income must be verifiable. *Credit: No outstanding landlord collection; No open utility collections; 3 or less late payment or collection notices on record; No bankruptcy within the last 2 years. *Rental history: Minimum 2 years of positive rental history required; No evictions within the last 7 years; No lease violation notice from the previous landlord; No outstanding balances owed to previous landlords; Positive references from current or previous landlords.*Utilities: Tenant pays all utilities. *Landscaping: Tenant is responsible for landscaping. *HOA Rules: Tenant agrees to comply with all applicable HOA rules, regulations, and community guidelines. *Renter's insurance: $100,000 liability insurance required *Smoking policy: No smoking or vaping *Application link available upon request after the tour. *Documentation: Government-issued photo ID; Two recent pay stubs; Employment verification; Bank statement if needed; Previous landlord contact information. *Every person on lease over the age of 18 must apply.
