Tenant Responsibilities for Property Maintenance and Utilities The Tenant agrees to maintain the rental property in a clean, safe, sanitary, and good livable condition throughout the term of the lease. The Tenant is responsible for the general upkeep of the property and for promptly addressing routine maintenance needs. The Tenant shall be responsible for the cost of any minor repairs or maintenance items totaling $150.00 or less per occurrence, provided such repairs are not the result of normal wear and tear or the Landlord's responsibility under applicable law. The Tenant is required to establish and maintain all required utility services in the Tenant's name for the duration of the lease, including water service and Florida Power & Light (FPL) electrical service. Utility accounts must be transferred into the Tenant's name on or before the lease commencement date unless otherwise agreed in writing. The Tenant must immediately report any major maintenance issues or property damage to the Landlord and/or Property Manager by both text message and email as soon as the issue is discovered. This includes, but is not limited to, non-functioning air conditioning, broken or malfunctioning appliances provided with the property, plumbing leaks, electrical issues, water intrusion, or any damage that could worsen if left unaddressed. Prompt notification is required to allow timely repairs and help prevent further damage to the property. Failure to promptly report significant maintenance issues or property damage may result in the Tenant being held responsible for any additional damage or costs that could have been avoided through timely notification, to the extent permitted by applicable law.
