Lease terms

Prequalification process includes but is not limited to, 1) Gross household income should be three times rent or above $6600 total gross household income per month, 2) Rental history, 3) Credit score above 675, 4) Non-Smoking Apartment, 5) No Pets. Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. A significant adverse rental history may disqualify an applicant. Income History - Wages, assets, or subsidy assistance is accepted as evidence of ability to pay rent. Applicants should include 2 current pay stubs and/or bank statements from the past 90 days with their application. Credit History - Credit agency is used to evaluate the applicant's credit history and ability to pay rent when due. The applicant's credit history falls in the 'medium risk' range and/or above 675. An applicant may be declined if their credit history indicates elevated risk. Criminal History - After prequalification, a criminal background check is needed of all applicants over the age of eighteen. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that has occurred since any conviction or recent criminal activity. The lease term is one year with a $100 nonrefundable move in fee. This is a no smoking and no pet unit. All utilities including, Gas, Electric, Water, and Internet are paid by the renting resident. The Homeowners Association provides snow removal (over two inches) and lawn maintenance.
