RENTAL TERMS Monthly Rent: $4,900/month Security Deposit: $4,900 (one month's rent), due prior to move-in. If pet then $500 security deposit required. Lease Term: 12-month minimum required. 24-month lease terms are available and may qualify for a reduced monthly rate inquire for details. UTILITIES Trash is covered by the owner. Tenants are responsible for water, electricity, gas, and any additional services (internet, cable, etc.). TENANT SCREENING All applicants must complete a credit check, background check, and income verification. Gross monthly household income must be at least 2.5x the monthly rent ($12,250/month minimum). Co-signers considered on a case-by-case basis. PETS One dog is permitted, strictly under 40 lbs, subject to owner approval prior to move-in. A non-refundable $500 pet deposit is required. An additional $50/month pet rent will be added to the monthly base rent. No other pets permitted without explicit written owner consent. Tenant is responsible for all pet-related damages beyond normal wear and tear. Pet must be licensed, vaccinated, and leashed in all outdoor areas of the property. LATE FEES Rent is due on the 1st of each month. A 5-day grace period applies. Any rent received after the 5th will incur a $50 flat late fee, due immediately. SECURITY DEPOSIT & MOVE-OUT The security deposit will be returned within 21 days of move-out, minus any documented deductions for damages beyond normal wear and tear. A move-in inspection will be conducted and documented prior to occupancy. Professional cleaning is required upon move-out or a cleaning fee will be deducted from the deposit. GENERAL CONDITIONS No smoking permitted anywhere on the property. No alterations to the property without prior written owner approval. Only individuals listed on the lease may occupy the home subletting is not permitted. Owner will provide a minimum of 24 hours' notice before entering the property, except in emergencies. Tenant must provide 30 days' written notice of intent to vacate or renew prior to lease end.
