Lease terms

One year lease. $2,000/month with a $2,000 security deposit. Lease can begin mid-August. Landlord lives next door in unit J. The Premises shall be used exclusively as a private residence by the Tenant. 1. Pets: No pets are allowed on the Premises at any time without prior written consent of the Landlord as established in the lease. 2. No Smoking: No smoking of any kind (including cigarettes, e-cigarettes, vaping, marijuana, or other substances) is permitted inside the Premises or within 15 feet of entrances, windows, or ventilation intakes. 3. Occupancy Limits: No more than 3 persons may reside in the Premises without prior written consent of the Landlord. 4. Alterations / Decorations: Except for normal decorations (wall art, mirrors, etc.), tenant shall not make alterations, paint, install fixtures, or attach anything to walls, doors, or other surfaces without the Landlord's prior written approval. 5. Ductless Heating and AC Maintenance: The tenant will be instructed on how to clean interior filters on the unit. The filters should be inspected monthly and cleaned as needed. 6. Noise / Nuisance: Tenant shall not create excessive noise, disturb neighbors, or engage in illegal activity on the premises. 7. Waste / Garbage: Tenant shall dispose of trash, recyclables, and other waste in a timely, sanitary, and lawful manner. The firepit should never be used to dispose of garbage. 8. Carport / Storage Areas: Carport, sheds, or other storage areas shall be used only for their intended purposes. Flammable, hazardous, or illegal materials shall not be stored on the Premises except for an acceptable amount of fuel for yardwork or hobbies. 9. Yard Maintenance: It will be the tenants responsibility to maintain the flowerbeds immediately around the front porch of unit K as well as the hillside to the west of the duplex. Landlord will maintain the rest of the yard. 10. Pest Prevention: Tenant shall promptly notify the Landlord of any insect, rodent, or other pest infestations and cooperate with remediation efforts.
