Lease terms

Fixed term 12-month lease Rent: $2,800 Security Deposit: $2,800 Available 8/1/26 A $50 nonrefundable background screening fee will be required for each applicant. Tenants combined gross income must be equal to 2.5x monthly rent. Tenants must have a minimum of 1 year of clean, verifiable rental history. A credit score of 660 or less will require an additional deposit. Tenants must have a clean credit report. Any negative dings on credit report are grounds for application denial. Any past evictions are grounds for immediate rejection. Proof of renter's insurance required prior to move in and throughout the lease. Tenant responsible for all utilities (PGE, Waste Management Service / Garbage & Recycling, Internet.). Home is on well water and has a septic tank. NO smoking or vaping allowed inside house or on property. No cats allowed. A maximum of Two (2) small dogs (less than 40 pounds) as pets allowed with additional $250 refundable deposit per dog. Service and assistance animals are exempt from any restrictions or pet fees with proper documentation. Renters are expected to maintain grounds to the standard that they were when they originally moved in. Outbuildings are for STORAGE ONLY. Not allowed to be used for animals or for sleeping/living areas. Limited landscaping provided by landlord includes maintaining irrigation system, application of lawn & plant fertilizer as well as herbicide application to control weeds. Tenants responsible for mowing grass, leaf & limb raking. Break lease fee is 1 months of rent.
