Terms at 1677 54th Ave N #107

1. Rent Payments & Late Fees Rent is due on the date specified in the lease. If rent is not received by 5:00 p.m. on the 5th day after it is due, a $50 late fee will apply. If rent is still unpaid by 5:00 p.m. on the 10th day, the fee increases to 10% of the rent. Repeated late payments do not waive the landlord's right to enforce late fees or begin eviction proceedings. 2. Security Deposit Amount: $500.00 Non-refundable if tenant signs lease but fails to take possession. Cannot be used toward the last month's rent. Refundable after move-out, less deductions for: Damages beyond normal wear and tear Unpaid rent Cleaning or other necessary costs All keys must be returned for refund to be processed. 3. Condition of Premises Tenant accepts the property in good and clean condition. Upon move-out, the property must be returned in a similar condition (minus normal wear and tear). All keys must be returned at move-out. 4. Unoccupied Premises Tenant must notify the landlord if the unit will be vacant for more than 30 days. 5. Use of Premises May only be used for lawful and moral purposes. Tenant may not engage in any illegal activities or create disturbances or nuisances. Must not allow trash, disrepair, or pests to accumulate. 6. Property Maintenance & Rules Tenant is responsible for keeping the unit clean and safe. No damage, destruction, or code violations allowed. Tenant must repair any issues caused by them or their guests. No subleasing or alterations without written consent. No pets without written approval. Tenant must maintain all appliances and fixtures. Nothing may be hung on or attached to the exterior of the building. 7. Landlord Access Landlord may enter the unit during reasonable hours for inspections, repairs, or showings. Repairs not required on weekends or holidays unless it's an emergency. 8. Locks & Keys Tenant may not change locks without written permission. If approved, a key must be provided to the landlord. 9. Lease Violations & Eviction Any lease violation, not just failure to pay rent, can result in immediate eviction. Landlord has the right to re-enter and take possession of the unit. Tenant waives the right to claim damages if evicted or if the unit is re-rented. 10. Rules & Regulations Tenant agrees to follow all landlord rules and policies, including any updates. 11. Liability & Risk All personal property is at the tenant's own risk. Abandoned property after move-out becomes the landlord's property unless otherwise agreed in writing. 12. Fire or Damage If the unit becomes uninhabitable due to fire or other damage, the lease may be terminated, and rent will be prorated up to the date of damage.
