Email your preferred time to view the house, and confirm that you have read and answered the pet questions and agree with the criteria. There will be a charge for your background check. (Around $40.00) We prefer not to use a reusable tenant screening report. CRITERIA 1. Income Minimum, 2.5x times the monthly rent. 2. Credit screening: credit score of 720 or above. 3. We expect a history of good condition reports at move out, respect for no smoking and pet rules, no noise complaints, or late payments. 6. First, last, and deposit equal to one month's rent. At request, we will spread the deposit and last month's rent over 3 months. 10. No pets. All applicants must answer pet-related questions, which will be emailed prior to scheduling a viewing. Rent does NOT include utilities (electric, water, sewer, garbage, cable) Rent includes lawn mowing twice per month and the yearly membership fee for use of the Sheridan Beach Club ( Pool membership is optional and the tenant's responsibility) Sheridan Beach Club includes access to Lake Washington, community activities at the beach, such as the traditional 4th of July fireworks, and other community activities. An option to pay an additional fee for pool club membership is available. It is a short two-block walk to the beach club.
