Rental Terms and Property Information Included Community Amenities Monthly rent includes access to the community's: Heated swimming pool Hot tub Clubhouse Boat dock Boat slip and marina Designated parking Tenants and their guests must comply with all community and HOA rules. Additional requirements, registration, documentation, or fees may apply to the use of the boat slip, dock, or marina. The owner must be notified before move-in if the tenant plans to use any boating or marina facilities. Seasonal Rental Rates For stays during December through March: One-month rental: $2,250 per month Rental of 60 - 90 consecutive days during Dec - March : $2,150 per month Rental outside of the Season of Dec-March will be at $1975.00 The minimum lease term is 31 days. Pet Policy One small, well-behaved dog may be considered for an additional $25 per month. We love pets; however, all furniture, including beds and couches, is strictly pet-free. Please do not apply with a pet that is not fully trained to remain off the furniture. Credit, Background Check, and Identification A minimum credit score of 620 is required and must be verified before a property tour is scheduled. A credit check may be waived when the full rental amount is paid in advance. However, all adult occupants will still be required to provide valid identification, complete a background screening, and sign a short-term lease agreement. Property Tours The property is privately owned and managed by an owner who lives outside the area. Some scheduling flexibility may be necessary when arranging a tour. Furnishings The home is fully furnished and includes linens, kitchenware, and other household essentials. Utilities and Monthly Allowance The landlord will maintain the following services in the landlord's name: Electricity Gas Water Trash service High-speed Wi-Fi Water, trash, and Wi-Fi are included in the monthly rent. The rent also includes a combined allowance of up to $200 per month for electricity and gas. The tenant agrees to use utilities responsibly and practice reasonable conservation. When combined electricity and gas charges exceed $200 during a monthly billing period, the tenant will be responsible for the exact amount over the allowance. Copies of the applicable utility bills will be provided as documentation.
