Lease terms

This is a 12-month lease with an option to renew upon 60 days' notice. Monthly rent is $2,300, due on the 1st of each month. A 3-day grace period is provided, after which a one-time late fee of $100 will be applied. Last month's rent is due at lease signing, along with a $2,300 refundable security deposit, less any damages beyond normal wear and tear. The security deposit will be handled in accordance with Georgia law, including required disclosures, move-in inspection, and return within the statutory timeframe. The tenant is responsible for setting up and maintaining electric, trash, and internet/cable service in their name for the duration of the lease. Water is included. The landlord will maintain water service and is responsible for property taxes. This is a non-smoking property. Smoking or vaping is not permitted inside the home. Pets are permitted on a case by case basis. The tenant is responsible for basic upkeep, cleanliness, and routine lawn care. Lawn equipment is not provided. The tenant must promptly report any maintenance issues. The landlord is responsible for major systems, including HVAC, plumbing, electrical, and structural repairs. Use of the dock is at the tenant's own risk. No alterations may be made to the property, including but not limited to painting, mounting televisions, or modifying fixtures or the dock, without prior written approval from the landlord. Subleasing is not permitted, and the property may not be used for short-term rentals or listed on platforms such as Airbnb or VRBO. Any violation is subject to immediate termination of lease. Occupancy is limited to no more than five (5) residents. The landlord reserves the right to enter the property with 24 hours' notice, except in the case of an emergency.
