1. Term (Month-to-Month) This Agreement shall be on a month-to-month basis. Either party may terminate tenancy by providing at least twenty (20) days' written notice prior to the end of the rental period, in accordance with Washington State law. 2. Rent Monthly Rent: $800 Due Date: _2nd__ of each month Late fee of $40 may apply if rent is not paid within _5__ days. 3. Security Deposit Tenant agrees to pay a security deposit of $300. The deposit may be used for: Unpaid rent Damages beyond normal wear and tear Cleaning costs Failure to provide proper notice Deposit will be returned within 21 days after move-out, along with a written statement of any deductions, as required by Washington law. 4. Move-Out Notice Requirement Tenant must provide at least 20 days' written notice before vacating. If Tenant fails to provide proper notice, Landlord may charge rent for the remaining notice period and deduct lawful amounts from the security deposit. 5. Occupancy This Agreement is for ONE individual tenant only. No additional occupants without written approval. 6. Shared Spaces Tenant agrees to: Keep shared areas clean Respect other tenants Not store personal items in common areas 7. Parking Tenant must park in designated areas only. No blocking driveway or disturbing neighbors. 8. Storage Tenant is responsible for their own belongings. Landlord is not responsible for loss or damage. 9. Yard Maintenance Tenants agree to share yard maintenance responsibilities or coordinate among themselves to keep the property clean and maintained. 10. House Rules Quiet hours: 10 PM 7 AM No excessive noise No illegal activity Guests must not disturb others The host must be notified of any overnight guests No smoking inside (or specify) Clean up after use of shared spaces 11. Repairs & Damages Tenant must report maintenance issues promptly. Tenant is responsible for damages caused by themselves or guests. 12. Utilities All utilities are included in the rent and will be paid by the Landlord, including but not limited to electricity, water, garbage, and Wi-Fi/internet service. Tenants agree to use all utilities in a reasonable and responsible manner. Excessive or abusive use of utilities may result in additional charges or termination of this Agreement, as permitted by law. 13. Landlord Entry Landlord may enter with proper notice (typically 2 days in WA) except in emergencies. 14. Condition Checklist (IMPORTANT WA LAW) A written move-in checklist describing the condition of the unit must be completed and signed by both Landlord and Tenant at move-in. (This is required in Washington to legally keep deposit deductions.)
