Lease terms

One-year lease required. Upon expiration of the initial lease term, the tenancy will continue on a month-to-month basis unless otherwise agreed in writing or terminated in accordance with applicable law. This tenancy is governed by the San Francisco Rent Ordinance and all applicable California landlord-tenant laws. Renters insurance is required prior to move-in and must be maintained throughout the tenancy. This is a non-smoking property. Smoking is prohibited anywhere within the premises and common areas. Tenant is responsible for PG&E and internet/cable services. Owner pays for water and garbage service. Security deposit, first month's rent, and any applicable fees are due prior to possession. Tenant agrees to maintain the premises in a clean and sanitary condition and promptly report maintenance concerns. Routine maintenance requests and all tenancy-related communications should be submitted in writing to the property manager. Any occupants 18 years of age or older must complete the rental application process and be approved prior to occupancy.
