Lease terms

Lease term is a minimum of 12 months, with an 18-month lease preferred. Security deposit is required and may be divided into up to three (3) installment payments upon approval. This is an all-electric property; tenants are responsible for all utilities, including electric, water, sewer, trash, and cable/internet services. No gas service is required. Small pets are permitted with a maximum weight limit of 40 lbs. A non-refundable pet deposit of $500 per pet is required, along with a monthly pet fee of $25 per pet. All pets must be approved prior to occupancy. Application fee is $40 per applicant. All household members aged 18 and older must complete an application and background screening. Applicants must demonstrate verifiable income of at least 2.5 3 times the monthly rent and provide previous rental history and references. Applicants must have no evictions or bankruptcies within the past three (3) years. Tenant is responsible for maintaining the property in good condition, including lawn care and general upkeep. Any alterations to the property must be approved in writing by the landlord. This property is non-smoking.
