Minimum 12-month lease preferred. Longer lease terms may be considered for well-qualified applicants. Tenant is responsible for all utilities, including electric, gas, water/sewer, trash, internet/cable, and any other services used during tenancy, unless otherwise agreed in writing. Tenant is also responsible for routine lawn care and maintaining the property in a clean, safe, and orderly condition. First month's rent and security deposit are due prior to move-in. Security deposit is equal to one month's rent, subject to final application review and lease terms. Security deposit may be applied only as permitted by Georgia law and the signed lease. All occupants 18 years or older must complete an application and be listed on the lease. Applicants must provide valid ID, verifiable income, employment history, rental history, and consent to credit, background, and eviction screening. Minimum qualification guidelines include verifiable gross monthly income of approximately 3x monthly rent, satisfactory credit history, positive rental references, and no unpaid landlord balances or recent eviction history. Lawful and verifiable sources of income will be considered. Rent is due on the 1st day of each month. Late fees, returned payment fees, and other charges will be governed by the signed lease. No keys or possession will be provided until all required move-in funds have cleared. No smoking or vaping inside the home. No short-term rentals, Airbnb/VRBO use, subletting, rooming house use, or business use without prior written approval from landlord. Pets may be considered on a case-by-case basis with prior written approval, pet screening, and applicable pet fee and/or monthly pet rent. Breed, size, number, and insurance restrictions may apply. Assistance animals are not considered pets and will be handled in accordance with applicable law. Tenant must maintain renter's insurance during the lease term, including personal liability coverage, and provide proof before move-in. Tenant is responsible for promptly reporting maintenance issues, leaks, safety concerns, pest activity, or damage. Tenant may not make alterations, paint, install fixtures, change locks, mount TVs, or perform repairs without prior written approval. Move-in and move-out condition will be documented. Tenant is responsible for damage beyond ordinary wear and tear, missing items, unpaid rent, unpaid utilities, unpaid fees, lease violations, and any costs permitted under the lease and Georgia law.
