1. Lease Term The minimum lease term shall be twelve (12) months. This agreement shall commence on the move-in date and shall not be terminated prior to the completion of the initial twelve-month period except as otherwise provided by applicable law or mutual written agreement of both parties. 2. No Smoking Policy Smoking of any kind including but not limited to cigarettes, cigars, pipes, e-cigarettes, vaping devices, and marijuana is strictly prohibited inside the premises. Violation of this policy may result in the Tenant being held liable for any remediation, deep cleaning, or deodorizing costs required upon vacating the property. 4. Snow Removal During winter months, the Tenant shall be responsible for keeping all walkways, pathways, and entry points on the property clear of snow and ice in a timely manner. This includes but is not limited to front walkways, driveways, and any paths providing access to the property. Tenant shall ensure compliance within a reasonable time following snowfall to maintain safe passage.
