Lease terms

Trash pick-up and lawn maintenance are the responsibility of the tenant. If there are forced air HVAC units on the property, the tenants are responsible for replacing the air filters on an annual basis. If there is an oil or gas heat unit on the property, the tenant is responsible to maintain adequate oil and gas service. Tenants may not attach or install any items such as satellite dishes, antennas, or mounts to the building or structure without prior written approval from management. All utilities must be transferred to tenants name prior to occupancy. Water and Sewer bill will remain in Owner's name but payment will be the responsibility of the tenant. Pest Control is not included in the lease and is the responsibility of the tenant. Appliance maintenance, repair and/or replacement is the responsibility of the tenant. Any appliances in the rental unit are merely on loan to the tenants. The landlord makes no guarantee or warranty as to the condition of the appliances.
