Lease terms

12-month lease required. Tenant responsible for all utilities: electric (ComEd), gas (Nicor), water/sewer, trash, and internet. Owner pays property taxes. First month's rent plus security deposit due at lease signing. Security deposit: $2,700 (1x monthly rent), fully refundable per Illinois law. Within 30 days of move-out the owner will provide an itemized statement of any deductions for damage beyond normal wear and tear; the deposit, less lawful deductions, is returned within 45 days. No smoking anywhere on the property, including garage and outdoor areas. Pets considered per pet policy above, with a separate $300 refundable pet deposit and $35/month pet rent. Smart doorbell and exterior parking cameras are included for tenant use; tenant sets up and controls all camera accounts and footage, owner retains no access, and the cameras are provided as-is with owner not responsible for their maintenance, repair, or replacement. Tenant responsible for routine maintenance: lawn care, snow removal from driveway and walkways, HVAC filter changes (every 90 days), and minor repairs under $100. Owner handles major systems (HVAC, water heater, structural, appliances). Late rent fee: $50 after the 5th of the month. Property managed by owner; 24-hour notice required for non-emergency entry.
