Costs, fees, and lease terms

Lease terms

Lease Duration: A minimum 12-month lease term is required. Security Deposit: $2,200 (equal to one month's rent). Pet Policy: Maximum of two (2) pets permitted. A $350 deposit is required per pet, including rodents and birds, due prior to move-in or before the pet is brought onto the premises. Total deposits (security + pet) will not exceed 1.5x monthly rent per Arizona law. Utilities: Resident is responsible for all utilities, including trash, water, sewer, gas, and electric. Renters Insurance: Required, with proof of coverage provided no later than the move-in date. Landscaping: Resident is responsible for maintaining the landscaping throughout the lease term. Maintenance Inspections: Resident consents to quarterly property inspections, scheduled with advance notice, for HVAC air filter replacement and routine maintenance checks. Early Termination: Should Resident terminate this lease prior to the end of the 12-month term, Resident must provide 30 days' written notice by the 1st of the month in which they intend to vacate, and may choose one of the following options: (a) Full Early Termination Buyout: Payment of an amount equal to one and one-half (1.5) months' rent $3,300 due at the time notice is given. This fully satisfies Resident's remaining rent obligation under the lease. (b) Standard Early Termination: Resident remains liable for rent until the unit is re-rented or the lease term ends, whichever occurs first, plus a re-letting fee of $1,800 to cover advertising and administrative costs. Rent Payment: Rent is due on the 1st of each month and payable via Zelle or through Zillow Rental Manager (free of charge when paid via ACH bank transfer; card payment fees, if applicable, are the Resident's responsibility per Zillow's standard rates). Grace Period: A four (4) day grace period is provided. Rent paid on or before the 4th of the month will incur no penalty. Late Fees: Rent not received by the 5th of the month will incur an automatic late fee of $50 on the 5th. Beginning on the 6th day and continuing each day thereafter that any portion of the monthly rent remains unpaid, an additional daily late fee of $5 will apply until rent is paid in full, not to exceed a total of $150 in late fees per month. Dishonored Payment Fee: A $25 fee will be assessed for any payment returned, declined, or dishonored by the bank (e.g., NSF/bounced payment)+ any applicable late fees. Background Screening: All prospective residents must complete a background screening through Zillow Rental Manager prior to lease approval. Unauthorized Pets: A $50 fee will be assessed for bringing an unauthorized pet onto the premises, plus an additional $5 per day for each day the unauthorized pet remains on the property without a signed pet agreement in place, not to exceed a total of $150 per month. Maintenance: Owner is responsible for the cost of normal repairs and maintenance to the property. However, Resident is responsible for the cost of repairs resulting from Resident's negligence, misuse, or damage including but not limited to a broken garage door, broken window(s), or similar damage not attributable to normal wear and tear. **Resident agrees to promptly notify Owner in writing of any needed repairs or maintenance issues. Resident may be held responsible for additional damage resulting from failure to timely report a known issue. No Smoking Policy: This is a strictly no-smoking property. Smoking of any kind (including but not limited to cigarettes, cigars, e-cigarettes/vaping, and marijuana) is prohibited inside the dwelling. Any damages resulting from indoor smoke including but not limited to odor remediation, wall/ceiling repainting, carpet or flooring replacement, and HVAC cleaning will be billed to Resident at actual cost, as incurred.
