The Fully Furnished Studio is set up for a single occupant rental due to number of renters allowed in the whole house and and has one parking space available. This is a month-to-month rental. No cigarettes or vaping, heavy drinking, other drugs, parties, or subleasing to roommates. The studio is fully furnished and there is no extra space for furniture or storage. The shared backyard is perfect for relaxing and has many places to sit and enjoy the outdoors. Quiet hours are 10 pm to 6 am. Long Term -MONTH-TO-MONTH 1. PROPERTY & OCCUPANCY Premises: Fully Furnished Studio (located within a shared house). Occupancy: Restricted to one (1) single occupant only, due to total house occupancy limits. Furnishings & Storage: The studio are fully furnished including dishes, linens etc. There isn't room for additional furniture. Storage for a Bike is possible for a bicycle is available. 2. TERM & RENEWAL This agreement is a month-to-month tenancy starting on [Start Date]. It will automatically renew each month until terminated by either party with proper written notice. 3. FINANCIAL TERMS Monthly Rent: $1880 per month. Security Deposit: $1880 (Due upon signing). Advance Rent: Last month's rent is due upon signing. 4. RULES & COMMUNITY STANDARDS Quiet Hours: Between 10:00 PM and 6:00 AM. Prohibited Activities: No smoking (cigarettes or vaping), heavy drinking, illegal drugs, or parties are allowed on the premises. Overnight Guests: Restricted to a maximum of three (3) nights per month, unless explicitly discussed and approved by the landlord. Subleasing: Subleasing or adding roommates is strictly prohibited. Shared Spaces: Tenants have access to the shared backyard for relaxation and outdoor seating. 5. PROPERTY MAINTENANCE & WASTE MANAGEMENT Repairs: The owner is responsible for all standard maintenance and repairs. Routine Service: A cleaning service is available. Once every six 6 -8 weeks to maintain the shower, clean the mini-split system, and inspect for potential maintenance concerns. Garbage Regulations: To prevent attracting wildlife, the tenant must secure the garbage can lid after every use. All cardboard boxes must be completely broken down before being placed in the trash receptacle. 6. INSURANCE REQUIREMENT The tenant is required to maintain a valid Renters Insurance policy. The property owner must be added to the policy as an "Additional Insured."
