Lease terms

Owner pays for water, trash, and landscaping. 12 Month minimum lease term. Minimum Qualification Requirements Income: Gross household income must be at least three (3) times the monthly rent. Credit: Minimum 680 FICO credit score for all financially responsible applicants. Rental History: Positive rental history with no outstanding balances owed to previous landlords. Evictions: No eviction judgments within the past seven (7) years. Bankruptcies: No bankruptcies within the past seven (7) years. Employment Verification: Verifiable employment and/or other acceptable sources of income sufficient to meet the income requirement. Identification: Valid government-issued photo identification is required. Application: Every occupant 18 years of age or older must complete a separate rental application and qualify under these criteria. Background Screening: Criminal background screening may be conducted where permitted by applicable federal, state, and local laws. Criminal history is not an automatic basis for denial and will be evaluated in accordance with applicable law. Additional Information Applications are reviewed using the same screening criteria for all applicants and in compliance with all applicable federal, state, and local Fair Housing laws.
