Lease terms

All rental applications must be filled out through Zillow Rentals only. DO NOT CONTACT THE OWNER TO SKIP THE PROCESS, IT WON'T WORK WELL FOR YA. Owner pays for weekly trash pickup. Lease is for 6 months and will either renew for another 6 months at the end of first six month lease or lease will automatically switch to month-to-month lease. The power and water must be put into the tenant's name/names, before they will be allowed to begin moving into the mobile home. We require all of our tenants to carry renters' insurance on the property before moving in also, this is a protective measure for our tenants. We prefer NO PETS, but IF YOU MUST HAVE THEM, we require a $250 NON-REFUNDABLE pet deposit per pet on top of security deposit and then there will be an additional $40 per pet added to the monthly rent amount. Any dogs that are on our insurance companies' dangerous dogs will not be allowed, NO EXCEPTIONS. NO ONES DOG IS WORTH MY INSURANCE BEING CANCELLED. I'm sorry. We will not tolerate continuous barking of pets disrupting our other tenants. If that does become an issue, you will have to get rid of the pet or move from our property. It isn't fair to our other tenants to have to tolerate any excessively load animals. We do not allow smoking inside our rentals; you are free to smoke outside all you want. We don't tolerate loud music or any illegal activities on/in our properties; that's immediate grounds for eviction. Tenants will be responsible for neat and clean property inside and out, mowing their own yard or paying someone to mow it, we do not tolerate any junk or non-drivable cars sitting around our properties. We DO NOT ALLOW ANY SUB-LENTING PERIOD. If the person is not on the lease, they will not be allowed to stay at our properties. Prospective Tenants must pass an eviction, criminal, and complete background check that they will be responsible for paying for through Zillow or Doorloop. All persons over the age of 18, who intend to live at our property will be responsible for the same background checks as well, at their own expense.
