Residential Lease Terms Monthly Rent: $3,500 Available: September 1, 2026 Lease Term: 12-month lease. Move-In Requirements First month's rent and security deposit are due prior to move-in. Security deposit: $3,500. Tenant must transfer all required utilities into their name prior to taking possession of the property. Proof of utility transfer may be required before move-in. Utilities Tenant is responsible for all utilities, including electricity, gas, trash, internet, and cable. Water and sewer will remain in the owner's name. A monthly water and sewer charge will be added to the tenant's monthly rent payment. Lawn & Property Maintenance Tenant is responsible for maintaining the entire yard and landscaping throughout the lease term. This includes mowing, watering, fertilizing as needed, trimming shrubs and trees, weeding flower beds, removing leaves and debris, and keeping the property in a clean, healthy, and well-maintained condition. Tenant is also responsible for snow removal from all driveways and walkways during the winter months. Any damage resulting from neglect of the landscaping or yard maintenance may be the tenant's responsibility. Pets Pets may be considered on a case-by-case basis with owner approval. Absolutely no cats will be permitted under any circumstances. Additional pet deposit and/or monthly pet rent may apply. Smoking No smoking or vaping is permitted anywhere inside the home, garage, or on the property. Renter's Insurance Renter's insurance is required for the entire lease term. Occupancy Only approved occupants listed on the lease may reside in the home. Subleasing or short-term rentals, including Airbnb or VRBO, are prohibited without the owner's prior written consent. Application Requirements Credit and background check required. Verifiable household income of at least three (3) times the monthly rent. Employment and rental history verification required. Property Care Tenant agrees to keep the home clean and in good condition, promptly report any maintenance or repair issues immediately upon discovery, replace HVAC filters as needed, and return the property in substantially the same condition as received, normal wear and tear excepted. Late Payment Policy Rent is due on the first (1st) day of each month. If rent is not received by the fifth (5th) day of the month, a late fee of $100 will be assessed. Additional late fees of $10 per day may be charged for each day rent remains unpaid thereafter, as permitted by Utah law. Move-Out Professional carpet cleaning is required at move-out if carpets are present. Any damages beyond normal wear and tear may be deducted from the security deposit in accordance with Utah law.
