Lease terms

- Income must be 3 times the amount of monthly rent - No smoking on the property - Renters insurance policy required with minimum 300,000 coverage for the term of the lease - Subject to background check, employment and income verification (must provide contact for current employer) - All applicants over 18 years of age must submit an application and pay an application fee - Minimum credit score: applicants with a combined household income meeting the income requirements, must all also have a minimum credit score of 650 - Applicants must all have at least 12 months verifiable rental history (previous landlord contact info is required) - Applicants must be reported to have taken good care of the property - Applicants must not have an outstanding balance with a previous landlord - Pets are considered on case by case basis, additional fees may apply - Upon approval, we do require a security deposit (in the amount of 1 month rent) AND first months rent (including any pet fees) to hold the property - Utility accounts to be set up with account numbers provided to property manager prior to move-in - One-year minimum lease term - We do not discriminate because of race, color, religion, sex, handicap, familial status, national origin, or sexual orientation - Criminal History: A criminal background check is required for all applicants 18+. Applicants with a criminal history will be evaluated individually based on the nature and severity of the offense, how much time has passed, and evidence of rehabilitation. The following will generally result in denial: any conviction for a violent felony, sexual offense, or drug manufacturing/trafficking offense within the past 7 years; any felony conviction of any kind within the past 3 years; or a pattern of multiple convictions of any severity. Older or less severe records will be considered on a case-by-case basis at ownership's discretion. - Eviction History: A rental/eviction history check is required for all applicants. Any eviction filing (judgment or dismissal) within the past 5 years will generally result in denial. Eviction filings older than 5 years, or filings where the applicant can demonstrate the case was resolved in their favor or was a landlord dispute unrelated to nonpayment or lease violation, will be considered on a case-by-case basis.
