Utilities & Services Tenant is responsible for all utility payments that exceed $450 per month, including but not limited to water, gas, and electricity. Smoking Policy This is a non-smoking property. Smoking of any kind (including tobacco, marijuana, and vaping) is strictly prohibited anywhere on the premises, including the interior of the home and all outdoor areas. Pet Policy & Tenant Liability A maximum of three (3) pets is permitted on the premises with prior written consent from the Landlord. Pet Liability: Tenant assumes full legal and financial responsibility for any actions or damage caused by their pets. Off-Property Conduct: This responsibility extends beyond the property lines. If a pet causes injury, noise disturbance, or property damage to neighbors or third parties outside of the premises, the Tenant shall be solely liable. Tenant agrees to indemnify and hold the Landlord harmless from any resulting claims, damages, or legal actions. Renter's Insurance Requirement Tenant is required to maintain a Renter's Insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease. Proof of insurance must be provided to the Landlord prior to the move-in date.
